The brief
A 1.2 M sq ft Grade-A office park, LEED Platinum certified, in active leasing while interior execution ran in parallel. The owner needed a high-accuracy as-built BIM that tenant design teams could pick up directly — not a sanitised marketing model.
Why it was risky
Multi-tenant office parks fail at the seam between base-build and tenant fit-out. If the as-built model isn't accurate, every tenant's design team re-surveys their floor before they can begin — adding weeks to onboarding and creating coordination conflicts later.
- As-built accuracy was the precondition for any usable handover; any drift would push it back to a re-survey programme.
- Systems consolidation across RCC, MEP, HVAC, firefighting and allied services into one environment was missing.
- Fit-out readiness required the model to meet tenant-design-team standards, not just owner-side documentation.
- Timeline pressure came from leasing — tenants were waiting on the model.
