Before a model exists, a scan does. Observance captures the physical site with two instruments designed for construction, not adapted to it.

Handheld scanner

Engineers walk the site with LITHIC, capturing LiDAR, RGB, thermal, and IMU data simultaneously, stored on an integrated SSD. No site preparation required. A 50,000 sq ft floor takes approximately 45 minutes to complete.

Autonomous scanning

Drones follow pre-programmed routes for complete exterior and interior coverage. Outputs are georeferenced to one-meter accuracy on Google Maps. GPS-denied navigation, obstacle avoidance, 20-minute flight time, and mission automation.

Every Observance scan produces a fully interactive 3D model of the site. The model updates every time a new scan is completed, so what you see always reflects the current state of the build.

What Observance produces

A site scanned is a site understood.

As-built BIM

3D mesh model, segmented BIM, and as-built output at LOD300, LOD350, and LOD400. Exportable to Revit and compatible with Autodesk web viewers.

Deviation analysis

As-built model compared against design BIM using colour-coded deviation textures. Floor plan and geometric deviation reports generated per scan.

Four AI models.

Every output Observance produces runs on purpose-built AI models trained on construction-specific data. Not adapted from general-purpose systems. Trained on site.

  • Surface and structural defect detection

    Defects AI

    Detects 15 construction defect types in real time across scanned surfaces, minimising rework and downtime. Trained on over 400,000 annotated construction images.

  • Automated IFC classification

    Mesh Segmentation AI

    Segments 3D mesh data into 10 IFC classes automatically, simplifying Mesh-to-BIM conversion and removing the need for manual classification at every scan.

  • Site inventory and asset identification

    Objects AI

    Identifies over 35 site objects from scan and image data to support inventory management, equipment tracking, and site operations.

  • Site safety monitoring

    Health and Safety AI

    Uses facial recognition for real-time attendance tracking and access control. Detects PPE compliance and flags unknown persons on site. Generates automated attendance and safety reports.
